Architectural Committee Frequently Asked Questions

 

Q. What is the Architectural Committee?
A. The Committee is a group of 5 volunteers who live in the Swim and Tennis Club area. The group is responsible for the duties of the Architectural Committee, as defined in the CC&R’s. These include the review and approval of Applications for Approval of Improvements and the review and resolution of reports of possible violations of the CC&R’s. The Architectural Committee is a Standing Committee of the Board of Directors of the Swim and Tennis Club.

 

Q. When and where does the Committee meet?
A. The Committee meets every Saturday morning at 8:30 am at the Swim and Tennis Club.

 

Q. Are the Committee meetings open?
A. No, they are closed meetings. However, homeowners may attend to discuss their own Applications and /or reports of possible violations, by prior arrangement. Please call the Club at 858-487-5002 the Architectural Committee Voicemail at 858-729-1232 to request a time to attend.
APPLICATIONS FOR APPROVAL OF AN IMPROVEMENT TO A PROPERTY

 

Q. When do I need to file an Application for Improvement?

A. You need to file an Application for Improvement and to wait for approval before starting work on any changes to the outside of your property. This includes the house itself, front, back and side yards and driveways and pathways. It includes landscaping, fencing, painting the exterior of the house, building an extension on the house, adding a pool, new windows and doors, adding or changing a porch, new roof etc. You do not need Architectural Committee approval for changes inside your house e.g. a new kitchen or bathroom.

Q. Is there an approved color palette for house stucco, house trim and fences?
A. No, but only colors compatible with the Community will be approved.

 

Q. Are there some roofing materials that are not allowed?
A. Yes, please refer to the Roofing Policy for guidance. If in doubt, please call the Architectural Committee voicemail at 858-729-1232 and a Committee member will call you back.

 

Q. Is there a height limit for walls and fences?
A. Yes and the height limit vary depending on the property location and whether it is on a view lot and/or on a golf course. Refer to your specific CC&R’s and the Fencing Policy for guidance. No wall or fence over 6 feet is ever allowed. If in doubt about the restrictions on your property, please call the Architectural Committee voicemail at 858-729-1232 and a Committee member will call you back. An Application for Improvement must be filed for all new or replacement walls and fences and, by policy, the Architectural Committee visits all properties before approving an Application for a new or replacement wall or fence.

 

Q. How long does it take for An Application for Improvement to be approved?
A. Applications are considered at the Committee meeting on the Saturday following receipt at the Swim and Tennis Club. If no visit to the property is deemed necessary, the Application can be approved that same day. If a visit is needed, then the visit will usually be scheduled with the homeowner for the following Saturday at which time approval should be possible.

 

Q. If my Application is not approved do I have a right of appeal?
A. Yes. Any Application that is not approved is returned to the homeowner with a letter outlining the reason for the decision and outlining the appeals process. Appeals are heard at scheduled meetings of the Board of Directors of the Swim and Tennis Club.

 

Q. Who can file a Report of a Possible Violation to the CC&R’s?
A. Any homeowner in the Swim and Tennis Club Architectural Committee area.
